As many of you know, I market homes in very unique adult lifestyle communities, Tecumseth Pines and Green Briar/Briar Hill in New Tecumseth. I found this great series of posts written and published by Ginger Foust, an Active Rain Blogger and Home Stager from Oakhurst, California about preparing a home owned (usually for a long time) by a senior citizen or couple.
In this post, the first of a seven part series, Ginger discusses dated window coverings and furnishings. Replacing them with more modern window treatments and/or furnishings can make a dramatic difference to a homes appeal...

Selling Grandma's house is often difficult, even when selling to another grandma.
Our Oakhurst and Fresno, California home staging company is frequently asked to do consultations and stagings at homes owned by seniors in Oakhurst, it's surrounding communities and in Fresno communities.
Here is what we often see:
- Decades old floral and plaid furnishings and window coverings, #1
- Outdated kitchens and baths with oak cabinets, brass fixtures and vinyl flooring.
- Outdated light fixtures.
- Carpeting in need of replacement.
- Wallpapered and paneled walls.
- Rooms cluttered with years of collectibles and memorabilia.
- Family photos everywhere.
This blog post is #1 of a series addressing each of the above with photo examples and solutions. Most of these issues can be addressed with low-cost, creative thinking and a simple consultation with us to help seller's move forward in the sales process and increase their chances in many that sale faster and for money return on this major investment.
Outdated Floral and Plaid Furnishings and Window Coverings, #1
If you are over 30 years old, you undoubtedly have seen or even lived-in rooms like one of the 3 photos below.
The bed in a bag creation.
The floral puff or flounce.
Grandma's antiques & quilts
Please understand that I am a grandma, in fact a great-grandma, and I lived in these types of rooms in past decades but I don't anymore. My age shouldn't dictate that I don't understand and enjoy updated styles. I work hard to keep current and not be "stuck in the past". I know many savvy grandmas and these homes would NOT appeal to them either.
IF these rooms are for "dwelling", then they are fine. If the occupants love these spaces, great. HOWEVER, if these homes are being marketed for sale, then there are issues.
Typically, today's buyers are younger than the sellers of a home. Those buyers don't want to buy a house that feels like grandmas house. Florals, plaids, chintz, lace, doilies and crochets family heirlooms are not attractive to those buyers. These items set a feeling tone that does little to attract potential buyers to these homes. These rooms say "outdated and old" and sellers do not want to picture their families living in these home".
As a professional home stager and home stager trainer, in Oakhurst California and Kailua-Kona, Hawaii, we are trained and proficient in creating home environments that say WOW to potential buyers.
Below are just are two examples of changes we help homeowners accomplish.
This was a master bedroom of a house FOR SALE
The seller would not paint this room but he did agree to replacing the floral bedding and window coverings, plus swapping a "real bed" from another room into this master.
The vertical blinds had to stay due to direct sun exposure and the budget. However, after we neutralized the space, the owner said that he loved this new space and it cost less than $125.

This project was an interior redesign.
Outdated furniture was replaced, walls were painted a more soothing color, window treatments were updated. This "40 something" owner was stuck in the 80's and wanted out.
RESULTS: This homeowner's plan was to eventually paint the golden oak armoire (tv center) an espresso brown to complement the other new pieces.
For the two projects above, these homeowners used our budget-friendly consultation services, to help them with their DIY projects. With just a few hours of meetings and a few hours of shopping we helped them achieve happy end results...their dreams.
Call or email us to today to set an appointment for a friendly, relaxed home consultation. Whether for selling or for dwelling, we can help you accomplish your dreams.
