Price is the Easy Answer

I happened upon a recent post of Brenda Mullen, a Realtor from Schertz, Texas and fellow active rain blogger.  I echo her sentiments about selling your home, and that when a property is not selling, lowering the price is the easy answer, and though effective, is not necessarily your only alternative.  Interested? Price is the Easy Answer
 
This post is inspired by the post If You Want to Get it Sold...Drop the Price! by Laura Stern.   I do not disagree in the slightest.  If you want to sell your home, price is often the easiest and most obvious answer.  If you can drop the price toBargain bare bottom and essentially give any buyer a deal, it will most likely get snapped up.  Easy...
 
But price isn't always the only answer.  If it was, then everybody could just sell their house for pennies on the dollar and be done with it.  Pricing is the first answer.  Meaning, there is not a doubt in my mind that you must be priced right to sell your home.  If you are overpriced but even just a smidgen, your home will not sell (not for that price).  That doesn't mean, however, that it is necessary for you to bargain basement price your home. Being prepared and market savvy with knowledge from your Realtor® is going to assist you with pricing your Guadalupe County Texas home.
 
Price, first step.  The rest comes from location (nothing you can do about that), conditionaccessibility and marketing.  

Location-We have all heard location, location, location when it refers to buying a home.  Well....unless you live in a mobile home, you are in the location you're going to be in.  Guess what though?  You liked the location enough to buy the home and someone else will too.

Condition refers to not only the upkeep of the home as far as repairs and maintenance go (and often times a pre-inspection can give you some great insight on this), but how it looks.  How showable is it?  What have you done to de-clutter, clean (really, really clean), and prepare (perhaps stage) your home for those buyers that are going to come and look at your home?  See that last step up there?  The one about marketing?  I am going to ensure a ton of people come to see your home.  More about that a little later.

Accessibility refers to how often are you going to let people into your home when you put it on the market, (again, see that comment above?  Expect lots of people)?  How easy are you going to make it for them?  Are you going to require that they call 8 hours in advance and only show on Wednesdays and Sundays between 5-7 pm?  Or, will you understand that at a moments notice a potential buyer may want to see your home and you need to be ready?  Accessibility also refers to you vacating the area when the buyers come.  This is a must, must, must.  You don't have to leave until they get there, but in order to have a successful showing, you must leave.  

Marketing refers to all the marketing that I am going to do to make those buyers want to come and see your home for sale.  That's how we are going to get the word out that your home is for sale and that it's a terrifically priced, nicely conditioned, show ready home ready for new ownership!  I market your home in a lot of different places, but the main focus is the ole Internet where it is rumored that over 90% of home buyers start their search (pretty strong rumor by the way)!  Places like Active Rain, Realtor.com, Trulia.com, Craigslist, Realbird.com, just to name a few.  Pretty impressive huh?  This will get all of those buyers to come banging down your door.

But, yes, Price is the easy answer to the question of how to sell your home in SchertzCibolo or Selma Texas, but as you can see, it isn't the only answer.
